Almost every homeowner who finishes a build or a remodel has the same experience: they clean everything, and a week later there is a fine grey film on every surface again. The first clean did not fail. Drywall dust simply behaves differently from household dust.
It is extremely fine and extremely light. It stays airborne for hours, travels through the whole property on air currents, and settles into places a normal clean never reaches — the tops of door frames, inside light fixtures, behind radiators, in every window track, and most importantly inside the HVAC system.
That last one is why it returns. Once dust is in the ductwork and on the return filter, the furnace or AC redistributes it every time it runs. Cleaning surfaces without addressing the air side means cleaning the same dust repeatedly.
A proper post-construction clean works in two passes. A rough clean removes debris and the bulk of the dust while trades may still be finishing. The final clean comes after everything is done: ceiling-to-floor on every surface, inside every cabinet and drawer, window tracks and frames, sticker and adhesive removal from windows and appliances, and a full floor process to lift grit before it scratches a new finish.
One practical tip: change the HVAC filter after the final clean, not before. Swapping it while dust is still circulating just loads the new filter immediately.
